Korridor Capital consults with the energy user to determine the need for a CHP system.  We determine the thermal and electrical loads of the energy user by creating load profiles from prior electrical usage.  The size and configuration of the CHP system is determined by analyzing these load profiles. 
 
Baseload and reliability requirements for both the thermal and electrical needs are considered.  Next we prepare an economic feasibility study to demonstrate the cost savings the energy user obtains by using a CHP on-site energy system as compared to purchasing power from the grid. A net present value and an internal rate of return is calculated showing the cost savings.
 


Korridor Capital finances the CHP on-site energy system.  Korridor Capital can be a third party owner, leasing the facility back to the energy user on a long-term absolute net or bond lease. Leverage lease financing provides low rental rates and can be structured as a capital or operating lease for the energy user. 

 
Leverage leases are 15 to 20 years in length. During the term of the lease the energy user has control over the facility including the facility’s expenses. For tax-exempt entities such as municipalities and county hospitals, Korridor Capital can secure the appropriate financing for their CHP on-site energy systems.

Our strategic alliance partner and team member, Burns & McDonnell, a national engineering/architectural firm headquartered in Kansas City with 16 offices around the U.S., presents to the energy user one or more possible configurations of the CHP system.  As design-builder Burns & McDonnell enters into a preliminary design phase with pre-construction services and environmental permitting. During this phase Korridor Capital can arrange the permanent financing. The next phase is the final design and construction of the CHP system.
 


Our typical CHP system includes a natural gas fired turbine.  The exhaust from the turbine is recycled into an absorption chiller or a heat recovery steam generator (HRSG) for cooling, heating or steam.  Efficiencies in the 70 to 80% range are achieved.  The cost of producing the electrical and thermal energy from the CHP system is less than buying the electricity from the national grid.  Long-term reliability rates of 99.999% are achieved.  NOx emissions are only 5 to 15 ppm.  CO2 emissions are significantly reduced.
